When Does a Fire Door Need Replacing?
Replacement is the right answer when repair would not reasonably restore the performance the door is required to provide. Typical triggers include:
- Excessive gaps around the leaf that cannot be corrected
- Damaged doors, frames or linings beyond economical repair
- Door identity that cannot be established for a critical opening
- Poorly fitted doors that bind, drop or fail to latch
- Door leaf damage such as deep splits, holes or unauthorised cut-outs
- Unsuitable glazing, beading or non-fire-rated vision panels
- Wrong hinges or ironmongery that is not compatible with the doorset
- Report defects that a supported repair method cannot correct
Not every defective door needs replacing
A defect recorded on an inspection report is not automatically a case for a new doorset. Depending on the construction of the door and its overall condition, many doors can be repaired or upgraded — seals renewed, gaps corrected, ironmongery replaced with compatible fire-rated components or damaged areas made good.
We assess each door on its merits and tell you plainly where repair is the sensible, economical route and where replacement is genuinely required.
Repair, Upgrade or Replace? A Door-by-Door Decision
We work through the same questions for every door before pricing replacement, so you only pay for new doorsets where they are genuinely needed.
Question 1
What does the opening need?
Rating, smoke control and self-closing are set by the fire strategy, FRA or specification — not chosen by the installer.
Question 2
Can the door be identified?
Labels, plugs and records establish what the door is. Where identity cannot be established on a critical opening, replacement is often the cleaner route.
Question 3
Are the leaf and frame sound?
Cut-down leaves, splits through the core and frames that cannot be re-secured usually point to replacement.

Can a supported repair restore it?

What to Send for an Installation Quote
- Site address and the number of doors to be replaced
- Your fire door report, FRA action list or specification, if you have one
- Required rating for each opening, if known (e.g. FD30, FD30S, FD60)
- Photographs of both faces, the frame and the hardware
- Approximate structural opening sizes, if you can measure safely
- Finish, glazing, access-control or hardware requirements
- Access constraints: occupied flats, trading hours, keyholders

Works site visit, not a formal inspection
Our visit measures openings and confirms the scope and price of installation work. It does not produce an inspection report or compliance certificate. Where you need a formal inspection, report or reinspection, it is arranged through our external specialist inspection contractor.
Product evidence and workmanship

Our Installation Process: What Happens On The Day

Works site visit and measurements
We measure each opening, note wall and floor conditions and confirm the scope from your report, FRA or specification. This visit is to scope and price works; it is not a formal inspection.

Quotation
A written, itemised quotation covering doors, components, access arrangements, protection, making good and any exclusions or assumptions.

Specification
Door or complete doorset matched to the rating and requirements set by the fire strategy, FRA or specification, with ironmongery and seals compatible with that doorset.

Before the day
Access times, parking, keyholding, occupied areas and any residents or staff to notify are agreed. Where doorsets are made to order, the lead time is discussed with you before a date is agreed.

Access and protection
Work areas are protected where agreed, and escape routes are kept usable or managed under arrangements set by the responsible person.

Opening and product checks
Before fitting, the opening, the delivered product and its labelling are checked against the order. If something does not match, it is raised before work proceeds rather than adapted on site.

Installation and hold points
Fitted in line with the manufacturer's installation instructions. Where other trades are involved — for example access control, alarm connections or decoration — the points at which their work is needed are agreed in advance.

Final checks and clean-down
Gaps, alignment, seals, closing and latching are checked and adjusted, and the work area is cleared of waste and packaging as agreed.

Snagging and close-out records
Any outstanding items are listed and agreed with you, and a door-reference works record and product information are provided as set out in the quotation.
What to prepare before installation

- Door references or a simple plan showing which doors are included
- Access times, parking and any building rules for contractors
- Clear space either side of each door on the day
- Who on site can answer questions and agree any changes
- Details of other trades connected to the doors
Formal fire door inspections and reports are separate and are arranged through a specialist external inspection partner.
Fire Door Components We Install
A fire door only performs as a complete assembly. We install fire-rated components in line with the relevant fire door specification and the manufacturer's installation requirements — the correct intumescent and smoke seals, the specified number and grade of hinges, compatible locks, latches and closers, fire-rated glazing systems and the right perimeter fixings and sealing detail.
Where the quotation includes them, product information and a door-reference record of the works are provided at close-out so they can sit with the building's fire safety documentation.

Fire Door Repairs vs Replacement
Many of the defects picked up during an inspection can be put right without replacing the doorset. Oversized gaps can be corrected, intumescent and smoke seals renewed, lippings and small areas of leaf damage repaired, hinges and closers swapped for compatible fire-rated products, and signage or glazing beads rectified.
Where the leaf construction is unknown, the damage is structural, or the cost of repair approaches the cost of a new fire doorset, replacement is the better value decision. We set both options out clearly so you can plan and budget.
