How is remedial work priced — per door or per defect?

We price per door reference, with the defect items on that door set out beneath it. That matters because several defects on one door share a single visit and a single set-up, so pricing them individually would overstate the cost. It also lets you approve or defer door by door.

Which remedial items are usually the cheapest to resolve?

Component-level items on a sound doorset: seals, signage, minor gap adjustment, hinge renewal, closer adjustment or replacement. These are routinely the bulk of a report by number of entries and a small share of it by cost.

What pushes a repair cost towards replacement?

Damage or alterations through the leaf core, unsupported apertures, a frame that is no longer sound, ironmongery the doorset does not support, or a door whose identity and specification cannot be established at all. We flag those on the quotation rather than repairing and re-repairing.

Can we spread the works over more than one budget year?

Yes, and most portfolio clients do. We price the whole schedule once, then agree batches by risk and door function so the priority doors are completed first and the remainder carry a known figure into the next period.

Do you charge for the site assessment?

We will tell you before we attend whether an assessment visit is chargeable for your job, and if so what it covers. It confirms remedial and replacement scope so the quotation is firm — it is not a formal fire door inspection report, which is arranged separately through a specialist fire door inspection contractor.

A Report Is Not A Bill

A long list of findings is not the same as a long list of expensive works. On most reports the majority of entries are component-level items on doorsets that are fundamentally sound, and a minority of doors account for most of the cost.

The first useful step is therefore not pricing — it is sorting. Grouping entries by door, then by whether they are component renewals, adjustments, structural repairs or genuine replacements, usually changes the headline figure significantly before anyone quotes anything.

What Makes One Defect Cheaper Than Another

Whether the doorset is sound

Renewing a seal in a clean groove on a good leaf is quick. The same nominal item on a door with a damaged edge or a filled groove becomes a repair, with different labour and a different outcome.

How many items share the visit

Ten doors on one landing cost far less per door than one door reached by appointment. Batching by location is the single biggest lever most clients control.

Access and occupancy

Doors inside occupied dwellings need notice, appointments and often revisits. Communal-side doors can usually be worked through in sequence at a much lower cost per door.

Parts availability and compatibility

Items matched to the doorset's documentation are straightforward. Doors of unknown origin can need investigation before a compatible component can be specified at all.

Whether decoration is included

Making good and redecoration around repairs is a real line. Excluding it makes a quotation look cheaper and leaves you with a follow-on cost.

Evidence requirements

Per-door records, photographs and a close-out pack take time. They are also what prevents the same doors being re-surveyed and re-priced next year.

Phasing Spend Without Losing Control

Where a schedule is larger than the available budget, the answer is not to leave it unpriced. Price it once, then decide the order.

Prioritise by door function and risk, not by whichever door is easiest
Complete whole escape routes or whole cores rather than scattered doors
Keep repairs and replacements as separate, clearly identified budget lines
Record outstanding doors honestly, with the reason and the intended date
Close out each batch with evidence before starting the next
