Fire Door Hinges: When Do They Need Replacing?
Hinge defects appear on almost every fire door report we are sent. This guide explains what inspectors are usually recording, what can be corrected with a straightforward hinge renewal, and when a hinge fault is a symptom of something that needs more than new hardware.
Why Hinges Attract So Many Findings
A fire door has to close fully and latch, every time, often against a self-closing device and often several hundred times a week. The hinges carry that load. When they wear, work loose or were never suited to the leaf in the first place, the door drops, the gaps go out, the seals stop meeting the frame and the latch stops engaging cleanly.
That is why a hinge entry on a report frequently sits alongside entries for gaps, closing and latching on the same door. Fixing the hinges properly often resolves several recorded defects at once, which is one of the reasons hinge items are usually good value within a remedial programme.

Play in the knuckle allows the leaf to sag and bind. Renewal with compatible hinges of the correct size and grade normally restores alignment.

Where the tested design includes intumescent hinge protection, it should be present and correctly fitted. Where it does not, adding it is not automatically an improvement.

Recesses cut too deep, or packed out with card and offcuts, affect how the leaf sits. These can frequently be made good where the leaf edge and frame remain sound.

A leaf catching on the frame or dragging on the threshold. Often resolved through hinge renewal and rehanging, sometimes with associated adjustment to the frame or closer.

Where hinge positions have been cut about repeatedly, or the timber can no longer hold fixings reliably, replacing the leaf or the whole doorset is usually more durable than another repair.
Certification Evidence Governs, Not Rules of Thumb
There is a great deal of confident advice online about how many hinges a fire door must have and what grade they must be. We deliberately avoid repeating it as a universal rule. What a given doorset requires comes from what that doorset was tested and documented with, together with the manufacturer's installation instructions.
Where the doorset can be identified, we match replacement hinges to that evidence. Where it cannot, we say so plainly and set out the options, which may include gathering further evidence from building records or the original supplier, or replacing with a doorset of known specification.
