Replacing a Fire Door Leaf or the Whole Doorset?

Once repair has been ruled out for the documented scope, the next question is narrower: can a new leaf be hung in the existing frame, or should the frame, lining and leaf be replaced together as a complete doorset? The answer turns on evidence and the condition of what stays, not on which option looks quicker.

Where This Decision Sits

This guide picks up after the broader question in fire door repair or replacement has been answered in favour of replacement. Frame defects themselves are covered in fire door frames and liners, and what records to expect in certification and traceability. Here we focus on whether the frame that remains can properly support a new leaf.

Three Questions To Answer

1

Is the frame sound and true?

A frame that is split, loose in the wall, twisted, out of square, badly repaired or damaged at the hinge or keep positions will not give a new leaf a reliable fit. Frame geometry problems remain after a new leaf is hung.

2

Does the evidence support this leaf in this frame?

The new leaf's fire performance evidence and the manufacturer's information need to cover use in a frame of this type and construction, with the intended ironmongery, seals and glazing. If the existing frame cannot be identified well enough to check, that weighs towards a complete doorset.

3

Does it meet the required specification?

The rating and any smoke-control requirement come from the fire strategy, FRA or design information. A leaf-only solution has to achieve that specification as an assembly, not just as a door blank.

Signs Pointing Towards A Complete Doorset

  • Frame damaged, split or previously repaired in a way that cannot be assessed
  • Frame out of square or distorted so gaps cannot be made consistent
  • Previous alterations to the frame: re-rebating, packing, filled hinge or keep recesses
  • No reliable information on the frame's construction or origin, and no other supporting evidence
  • Frame-to-wall gap or fire-stopping concerns that require the frame to come out anyway
  • Change of required rating, for example where the fire strategy now specifies different performance
  • Several doors in one building where a consistent, documented doorset is the clearer outcome

Where Leaf-Only Replacement May Be Supportable

Leaf-only work may be reasonable where the existing frame is in good, stable condition, its construction is understood, and the new leaf's manufacturer evidence covers fitting in that frame with the intended components. Even then the result depends on workmanship: hinge positions, gaps, latching, closer and seals all have to be set correctly and recorded.

We do not assume leaf-only is the cheaper or more compliant option. We set out why we recommend one or the other for each door reference.

What Moves With The Leaf

A new leaf does not come on its own. Ironmongery, seals and the closer have to suit the new leaf and the existing frame together. Old hinge recesses, keep cut-outs and seal grooves in the frame may not line up with the new leaf; misaligned existing recesses and cut-outs can change the scope, including towards a complete doorset.

  • Hinges: number, type and position relative to existing frame recesses
  • Latch and keep: alignment with existing cut-outs
  • Intumescent and smoke seals: location in leaf or frame, condition and compatibility
  • Closer: suitability for the new leaf weight and size
  • Glazing and vision panels: whether the specification still applies

Measuring And Information To Send

To help us advise, send door references, photographs of the frame head, both jambs, hinge side and threshold, any label or marking, and the report or FRA wording. Our guide to measuring and photographing fire doors shows what is useful. Final measurements are confirmed on site before anything is ordered.

Records After The Work

Whichever option is chosen, the records should say so. For leaf-only work, that means identifying the new leaf, the components fitted and the fact that the existing frame was retained. For a complete doorset, it means the doorset product information and installation record. Both should be tied to the door reference used in the report.
