A fire risk assessment tells you what needs attention. It does not get the doors put right. This page is for responsible persons, landlords, agents and property teams holding an FRA action list with fire door items on it, who need those items quoted, completed and evidenced.
Most of the work we are instructed on begins with a document somebody else wrote: a fire risk assessment, an extracted action list, or a door-by-door inspection report. Our job is to turn that into priced work, complete it and hand back a record that reconciles against the original.
Parsec Fire Doors carries out fire door repairs, remedials, installation and replacement. We do not produce standalone formal fire door inspection reports and we do not carry out fire risk assessments. Step one
We read the fire door entries as written, note the references used and identify which items are door-specific and which are general observations that need resolving on site before they can be priced.
Step two
Where entries are general, or where a finding needs confirming before a method can be proposed, we assess the doors on site. This confirms remedial or replacement scope and cost; it is not a formal inspection report.
Step three
Each door is quoted against your reference, with repairable items separated from doors where we would recommend replacement, so the schedule can be approved in whole or in part.
Step four
Escape routes, flat entrance doors and high-traffic openings usually take precedence. Access arrangements, resident notice and phasing across floors or blocks are agreed before mobilising.
Step five
Seals, hinges, closers, latching, gaps, frames, glazing beads, signage and doorset replacement, carried out with the building in use and each area left clean and secure daily.
Step six
An itemised record of what was done on each door, photographs where taken, and a clear list of no-access doors and outstanding items for your building file.
An FRA action list can look alarming when every entry is read as a replacement. In practice a large proportion of recorded fire door findings are component or adjustment items that can be corrected without removing the door, which is usually both quicker and considerably cheaper.
We take the repair-first position deliberately: repair where the construction, condition and available compatible components make it appropriate, and replace where the required performance cannot reasonably be restored or the doorset's specification cannot be established.
