Fire Doors for Councils and Public Sector Estates

A public estate can include several building types — for example offices, libraries, depots, community and civic buildings — each of which may have its own fire risk assessment and door findings. We price and carry out fire door repair and replacement programmes from those documents, with scope that can be compared, phased and closed out building by building.

Starting From The Documents You Hold

A programme can begin with fire risk assessment actions, fire door inspection reports or an asset register. We scope works from those documents. Where a report is out of date or doors were not accessed, that gap is noted in the quotation rather than filled with assumptions. Formal inspections and reinspections are arranged through a specialist external inspection partner, separately from our works.

Our guide to remedial works from an FRA explains how actions are turned into door-level scope.

Door-Reference Schedules Across Buildings

Each door is priced against a site reference and a door reference that match your own records. That lets one estate-wide quotation be broken down by building, budget line or phase, and can help items be added or removed without re-pricing everything else.

Per door

Location, defect and action

Each line states what is wrong, the proposed repair or replacement, and any item that depends on further information.

Per building

Access and conditions

Opening hours, permits, keyholding and areas restricted to staff are recorded so pricing reflects how each building can be worked in.

Clear Scope For Quotations And Tenders

Pricing formats, including schedules of rates, are compared in our guide to quotations and schedules of rates.

  • Items, quantities and door references stated, not lump sums alone
  • Repair and replacement separated, with the reason for each
  • Access, out-of-hours and making-good assumptions listed
  • Exclusions stated — for example alarm, access-control or decoration work by others
  • Items needing further investigation identified rather than priced blind
  • Records to be provided at completion agreed in advance

Phasing In Occupied Public Buildings

Public buildings may stay open to staff and visitors while works happen. Phasing can be agreed around opening hours, public-facing areas and services that cannot be interrupted, with doors on escape routes planned so they are not left out of service longer than agreed. Any temporary arrangements are for the building's responsible person to approve.

Repair, Replacement And Delivery

Remedial items such as closers, hinges, seals and gaps are covered by fire door repairs and remedials. Where repair is not supportable, replacement doorsets come under fire door installation. Whether a door is repaired or replaced depends on its construction, condition and evidence, not a blanket rule.

Records And Close-Out

Where agreed in the quotation, completion records list each door by reference, the work carried out and any outstanding or excluded items, so they can be filed against each building. See records and close-out. We do not certify buildings as compliant.
