Social Housing Asset Programmes
Housing associations and social landlords manage fire doors through asset registers, void processes and tenant liaison teams, not one property at a time. Parsec Fire Doors delivers repair, remedial, replacement and installation work that fits those processes: priced against your references, booked through your liaison arrangements and closed out in a format your systems can take.
Social landlords usually hold fire door information in an asset management or compliance system, fed by fire risk assessments and specialist inspection reports. The useful starting point is an extract from that system: property and door references, location, door type, finding and the action you need.
We price against that extract line by line. Entries that cannot be priced from the information supplied, such as a vague location or a door that may have been replaced since, are flagged for verification rather than guessed. Our site visit only verifies scope and pricing; it does not update or replace the formal record.

Voids
Internal and flat entrance doors addressed while a property is between tenancies, within the window your voids team sets.
Responsive
Damaged or failed doors raised through repairs reporting, where a fire door specialist is needed rather than a general trade.
Access to occupied homes is the biggest variable in social housing door programmes. We work through your tenant liaison officers or resident engagement team, using the letters, appointment slots and no-access process you already have, rather than contacting residents in a way that conflicts with your procedures.
Where you identify residents who need adjustments, you tell us what the appointment needs. We record attempts, missed appointments and refusals against the door reference and pass them back, so no-access doors stay visible in your system rather than disappearing from the programme.
Illustrative only, not a completed job: an association sends an extract of 40 flat entrance door findings across three low-rise blocks. Twelve are seal and closer defects on identifiable doorsets; nine need replacement; the rest are unclear or in homes with known access difficulties.
The quotation prices the 21 clear items, lists the unclear entries for verification, and proposes two access rounds through the liaison team. Two of the replacements fall in homes that are about to become void, so those are moved into the voids process. Completion data is returned in the agreed spreadsheet columns.
A finding against a door is not automatically a replacement. Seals, hinges, closers, gaps and some damage can be put right on a sound, identifiable doorset. Replacement is proposed where the leaf or frame is badly damaged, alterations cannot be supported, construction cannot be established for the required performance, or repair would not reasonably restore it. The route is stated per door so your asset team can see the reasoning.
Send the asset system extract or report findings with your references, the properties and blocks involved, any known specifications, your liaison and appointment process, void notification arrangements, required close-out fields and any framework or contract terms the work must follow.
