Guest-room doors
Frequently used doors between sleeping rooms and corridors, with closing, latching, security hardware, seals, gaps and alterations considered together.
Guest Accommodation
Parsec Fire Doors repairs and replaces doorsets and components in staffed guest accommodation, planning the work around room access, guests and working escape routes. Formal inspections and reports are arranged separately through an external specialist inspection partner.
This service is concerned specifically with fire-resisting doorsets and the openings they protect. The building's fire strategy and formal inspection findings determine which doors require which performance; we do not assume that every internal door has the same role.

Doors protecting circulation and escape routes, including pairs and cross-corridor openings where closing sequence and meeting stiles can matter.
Relevant openings to kitchens, stores, plant, laundry or back-of-house spaces where identified by the building strategy or report.
Office, store and service doors addressed where they form part of the documented fire separation for the premises.
Where the premises needs a formal door-by-door inspection and written report, we arrange that through an external specialist fire door inspection partner. The report identifies findings and priorities independently of the repair and replacement work.
Parsec works from that report, from an existing report or from an FRA action list to scope and deliver remedial works, repairs and replacement. We may carry out a pre-works site assessment to verify access, dimensions and the work needed for a quotation, but that assessment is not a formal inspection report.
A failed item does not automatically require a new doorset. On a known, otherwise sound assembly, closer faults, alignment, seals, hinges, latching and some local damage may be repairable. The decision depends on the supported construction, condition and extent of alteration.
Replacement may be the sounder route where the leaf or frame is substantially damaged, identity cannot be established for a critical opening, an unsupported aperture has been introduced or the required performance cannot reasonably be restored. The quotation should state the reason against each door reference.
Room doors require controlled access, while corridor and stair doors may affect routes used throughout the day. We agree a programme with the hotel or property team, grouping work by floor or zone and coordinating with the room-status information supplied by the operator.
The plan should identify rooms that can be released, check-in and housekeeping constraints, noisy or dusty operations, protected routes that must remain usable and how incomplete openings are secured. We do not publish a standard completion promise because the door mix and access plan determine the programme.
A usable enquiry links every item to a room number or location. Send the existing formal report or FRA action list, door schedule, photographs, known specifications and finish requirements, together with access limits and the number of rooms available in each work period.
The written scope should define the repair or replacement action, products and components, frame and perimeter work, making good, decoration, disposal, access assumptions, exclusions and VAT basis. Completion records should follow the same door references so finished, no-access and outstanding items remain clear.
