Self-catering cottages
Relevant stair, kitchen, plant, store or accommodation-separation doors where the property information identifies a fire-resisting role.
Self-Contained Short-Stay Properties
Parsec Fire Doors repairs, replaces and installs fire doors in self-catering cottages, serviced apartments and other short-stay properties. We plan access around booking and void periods and work from the property's existing fire-safety information. Formal fire door inspections and reports are arranged through an external specialist inspection partner.
This page covers the doorset work itself: correcting repairable defects, replacing assemblies that cannot reasonably be restored and installing doors where the agreed specification requires them. It does not offer fire risk assessments, alarms, extinguishers or unrelated fire-safety services.
The Home Office publishes guidance for small paying-guest accommodation in England. The responsible person should use the guidance that applies to the premises and seek competent advice where needed; the required doors still come from the property's own assessment and strategy, not from a generic list. See Making your small paying guest accommodation safe from fire (GOV.UK, accessed 2 October 2026).
The relevant openings vary with the layout and conversion history. We only include doors identified by the fire strategy, risk assessment or specialist fire door report.
Relevant stair, kitchen, plant, store or accommodation-separation doors where the property information identifies a fire-resisting role.
Entrance, corridor, stair, riser and service doors within the parts covered by the owner's or agent's works scope.
Existing leaves, frames and altered openings assessed against the available evidence before repair or replacement is proposed.
Relevant laundry, store, plant or shared circulation doors where they appear in the report or action list.
Holiday lets often have no permanently staffed reception or maintenance team. Access may depend on an owner, agent, cleaner or key-safe arrangement, and the door must be ready before the next guest arrives.
We plan from the real booking calendar and scope. Adjustments and defined repairs may fit within a changeover or short void; a complete doorset replacement, frame work, making good or decoration may require a longer controlled period. That is agreed before work is booked rather than assumed afterwards.
Frequent guest turnover can expose doors to repeated slamming, luggage impact and unfamiliar use. Closer adjustment, worn hinges, unreliable latching and added locks are considered as part of the complete opening, including the need for straightforward escape from inside where the agreed specification requires it.
We do not assume that one closer, lock or latch suits every property. Components must be compatible with the doorset and the documented requirement. Where access control, smart locks or another system is involved, the responsible person may also need input from that specialist provider.
A defective door may still be repairable. Alignment, perimeter gaps, seals, hinges, closer action, latching and some local damage can often be corrected where the leaf and frame are known, sound and compatible with the proposed work.
Replacement is more likely where the leaf or frame is significantly damaged, previous alterations cannot be supported, the construction is unknown for the required performance or repair cannot reasonably reinstate the assembly. In older or character properties, finish and setting can be discussed within the supported specification; appearance does not override the evidence required for the doorset.
A formal fire door inspection, reinspection and written report is arranged through the external specialist inspection contractor. Parsec can work from that report, an existing report or an FRA action list. Our pre-works visit verifies dimensions, access and the work needed for our quotation only; it is not a formal inspection or report.
On completion, records should follow the same property and door references used in the quotation, identify the work completed, and keep any no-access or outstanding items visible. A contractor record describes the work undertaken; it does not certify the premises as compliant.
