Fire Doors in Chesterfield
Post-report remedial works, doorset replacement and installation for commercial, industrial and managed residential property across north Derbyshire.
Chesterfield is one of the busiest parts of north Derbyshire for us. The town's building stock runs from Victorian and interwar conversions near the centre through to modern trading estates, warehousing and distribution units on the Sheffield Road and Whittington Moor corridors, and each of those brings a different kind of fire door problem.
Most enquiries here arrive with paperwork already attached: a fire door report, an FRA action list or a landlord's own defect schedule. We price against that document, confirm on site what each opening actually needs, and then carry out the remedial works or fit replacement doorsets so the schedule can be closed out by one contractor.
Commercial and Industrial Premises
Industrial and trade premises around Chesterfield tend to have the hardest-worked fire doors on our books. Cross-corridor doors held open on wedges, stair enclosure doors damaged by pallet trucks, plant room and riser doors with missing seals, and office-to-warehouse separations fitted with ironmongery that was never intended for a fire door are all routine findings.
We work opening by opening rather than pricing a building as one lump. Where a door is sound and the components can be matched, correcting gaps, sealing and ironmongery is usually the proportionate answer. Where the leaf has been cut, drilled through or altered beyond what can reasonably be put right, we set out a replacement doorset instead and say why.
- Warehouse, factory and trade counter separations
- Stair enclosure, riser and plant room doors
- Heavy-duty closers, hinges and latching hardware
- FD60 doorsets where the compartmentation strategy calls for it
- Vision panels and glazing to the doorset specification
Landlords, HMOs and Managed Blocks
Rented and multi-occupied property makes up the other half of our Chesterfield work: converted houses in multiple occupation near the town centre, purpose-built and converted flats, and blocks run by managing agents or resident management companies.
Flat entrance doors and HMO bedroom, kitchen and escape route doors need the most care, because they are in daily use by people living in the building. We arrange access individually, work through the property in a planned sequence and leave every door secure, closing and latching before we finish for the day.
- Flat entrance door repairs and FD30S replacement doorsets
- HMO bedroom, kitchen and escape route doors
- Communal corridor and stairwell doors in managed blocks
- Self-closing devices adjusted so doors close fully from any angle
- Per-door and per-property costs for portfolio owners
Working From an Existing Report or Action List
We do not produce formal fire door inspection reports ourselves. Where a formal report is required, we can arrange an inspection through a specialist fire door inspection partner, and where you already hold one we can work directly from it.
Our own pre-works site assessment is a scoping exercise: it confirms which doors can be repaired, which need replacing and what components are required, so the quotation reflects the openings as they actually are. It is not a substitute for a formal inspection report.
Phasing Works Around a Trading Building
Chesterfield sites are rarely empty. Retail and trade premises need to keep serving, offices need their escape routes usable and residents need their front doors working every evening.
We sequence larger schedules so only a limited number of openings are disturbed at once, order doorsets before mobilising where lead times apply, and record what was done to each door so the completed works can be set line by line against the original schedule.
