Purpose-Built & Managed Accommodation

Fire Doors for Purpose-Built Student Accommodation

Parsec Fire Doors delivers report-led repairs, remedials, replacement and installation in purpose-built and managed student accommodation. Work is planned around residents, term dates, room access and the door references used by the accommodation team. Formal inspection and reporting remain with the external specialist inspection partner.

PBSA Is Not The Same As A Student HMO

Purpose-built student accommodation usually operates as a managed block or group of blocks, with cluster flats, shared circulation, building services and a central room or asset register. That creates a different works programme from a shared student house.

This page is for managed blocks and purpose-built student accommodation. If you manage a shared student house, our HMO fire door service is the better fit, and general residential blocks are covered in our blocks-of-flats guidance.

Cluster flats and rooms

Room, flat and cluster references kept aligned with the client schedule, with access controlled through the accommodation team.

Common corridors and stairs

High-use doors on circulation and escape routes, including cross-corridor pairs where closing sequence and meeting stiles matter.

Communal kitchens

Relevant kitchen and lobby doors addressed where the fire strategy or report identifies fire-resisting performance.

Risers, plant and services

Riser, plant-room, electrical and service-cupboard doors included against the building's own references and documented requirements.

From Report Lines To A Deliverable Programme

A usable programme starts by matching each finding to a door reference and current location. We review the existing formal report or FRA action list, identify entries that can be priced, and flag unclear or inaccessible doors for verification instead of guessing the work.

Formal inspection, reinspection and reporting are arranged through the external specialist inspection contractor. A Parsec site assessment can check dimensions, access and the repair or replacement scope for our quotation, but it does not turn unverified doors into formal findings and is not an inspection report.

  • Keep room, flat, core and asset references consistent
  • Separate confirmed repairs from items needing site verification
  • Identify complete doorset replacements rather than pricing a leaf alone
  • Keep no-access rooms visible for a later access round
  • Agree the close-out format before works start
  • Record anything outside the instructed scope as outstanding

Term-Time Access And Summer Works

During term time, room and cluster-flat access depends on resident communication, appointments and the accommodation team's procedures. Communal, riser and plant doors may follow a different access route and can often be progressed without waiting for every room.

Where the operator makes a larger summer or void period available, replacement-heavy work can be grouped into that window. We agree the sequence from the actual door schedule and available rooms; we do not promise a standard completion period before those facts are known.

During term

Controlled access rounds

Named contacts, resident notices, room lists and return visits arranged by block or cluster, with missed rooms retained on the schedule.

Summer or void period

Replacement and larger phases

Rooms released in agreed groups, coordinated with cleaning, maintenance and handback activity rather than assumed to be empty.

Repair, Replacement And Installation

High-use doors can develop closer, hinge, alignment, latching, seal and edge defects. Where the doorset is identifiable and sound, compatible repair may be the proportionate route. A report entry does not automatically mean replacement.

Replacement is considered where the leaf or frame is substantially damaged, alterations are unsupported, the construction cannot be established for the required performance or repair cannot reasonably restore the assembly. The quotation records the proposed route against each door rather than applying one decision across the building.

Resident Coordination And Safe Handover

  • Accommodation team remains the route for resident notices and access permissions
  • Work zones agreed around move-in, move-out and other operational activity
  • Shared corridors and stairs kept usable through planned sequencing
  • Room or flat security checked before the opening is handed back
  • Completed, no-access and outstanding doors reported separately
  • Works records follow the client's door or asset references

Quotation Input Checklist

Send the existing formal fire door report or FRA action list, the current door or asset register, room and location references, photographs of both faces and the hardware, known specifications, and any finish requirements.

Also include term dates, proposed summer or void access, resident-notice arrangements, escort or key-control rules, the number of rooms likely to be released in each period, and the close-out fields your system requires. We can then separate confirmed work from assumptions and provide a written repair and replacement scope.
