Tenancy demising doors
Entrance doors between each tenancy and the common corridor or lobby, often with access control and a reception-facing finish.
Offices & Workplaces
Parsec Fire Doors repairs, replaces and installs fire doors in office buildings — demising, stair, lobby and service-cupboard doors — planned around the working day. Formal inspections and reports are arranged through an external specialist inspection partner.
Which doors need to be fire-resisting, and to what rating, comes from the building's fire strategy and formal inspection or FRA findings. In most office buildings the list falls into a few recognisable groups.
Entrance doors between each tenancy and the common corridor or lobby, often with access control and a reception-facing finish.
Doors protecting stair cores and escape corridors — the highest-traffic openings and the ones most often propped open.
Service cupboard doors where required, frequently altered for cabling and left unlatched after maintenance visits.
Doors with vision panels or full glazing, where the glass, beads and glazing system must match the doorset's evidence.
Office doors often have to secure a tenancy and still work as fire doors. The conflict is usually in the hardware: an electric lock that holds the door off its latch, a heavy maglock plate that fouls the stop, or an added deadlock on an escape route. We correct the door side — hinges, latching, closers, seals and fixings — and coordinate with your security installer on anything that changes the access-control system or its fire alarm release.
Many findings on a sound, identifiable doorset are repairable. Replacement becomes the better route where the leaf or frame is badly damaged, has been heavily altered, or the construction cannot be established for an opening that needs it. Fit-outs that add new partitions or relocate doors may need new doorsets installed to the product's instructions.
We agree the sequence with the building manager or tenant contact before starting, so escape routes and entrances stay usable throughout.
Where you own or let the building and need to separate shared-area doors from tenant doors, see fire doors for commercial landlords.
If you need a formal door-by-door inspection and written report, we arrange it through an external specialist inspection partner. Parsec then scopes, prices and carries out the works — from that report, an existing report or an FRA action list. Any Parsec site assessment is only to confirm scope and measurements for our quotation.
To quote, we need the report or action list, door references and locations, photographs of both faces and the hardware, and any building rules or working-hour limits. The quotation lists the action for each door, the components, making good, exclusions and VAT basis.
At completion we provide records against the same door references — what was done, which products were used, and any doors not accessed — so the building's fire safety file can be updated.
