Name the property and the decision-maker
Identify the landlord or instructing client, the agent’s authority to arrange works, any approval limit and who will respond to queries. A request for a quote is not itself permission to proceed.
Private Rented Property
When a landlord’s door action arrives through a letting office, a repair instruction needs more than a property address. Parsec Fire Doors scopes and carries out fire-door repairs, remedials and replacement for individual single lets and HMOs, with the landlord’s approval, the tenant’s access arrangements and the agreed records kept clear.
This service concerns fire-door work in a private-rented property that an agent is authorised to coordinate for its landlord. It is not a presumption that every room door in a single let must be a fire door. Identify the door and the requirement from the building information, relevant assessment, licensing action or issued specification before asking for a price.
For room and escape-route requirements in shared houses, see HMO fire doors. Where the instruction concerns a block’s shared parts instead, use managing agents and property managers. A landlord planning a wider programme can use landlord replacement programmes.
Where actions are unclear, use our report-to-works guidance. Parsec’s pre-works assessment confirms the proposed repair or replacement scope and price; it does not produce a formal inspection report.

Use the report’s reference, room and property address. Separate a bedroom door from a kitchen or entrance door and include photographs of the leaf, frame, seals and hardware where available.
Pass the relevant inspection or FRA extract with its date and context, including any limitations. A tenant’s “door sticks” report is useful information but is not a technical specification.
A defective closer or worn seals may justify repair if construction, condition and product evidence support it. Do not seek a full replacement by default where a supported remedy may be possible.
For useful images and safe initial measurements, see measuring and photographing for a quote. Use the private attachment field on the enquiry form for an existing report; send the material needed for the works rather than unrelated tenancy papers.
Ask for a quotation that distinguishes proposed repairs, replacement doorsets, assumptions, exclusions, access and records. Confirm whether making good and decorative finishes are included. HMO budgeting is covered in the existing cost owner; this page does not offer agent rates, batch discounts or a fixed price per door.
Use HMO fire-door cost planning when presenting the scope to a landlord. If an opening or component differs from the supplied information, additional or changed works need the appropriate written approval and agreed price before proceeding. Do not treat an office approval limit as a blanket instruction for all discoveries.
Agree how appointments will be offered, who communicates with tenants, key collection or authorised access arrangements and who is the contact if access changes. A bedroom door in an occupied HMO may need a different arrangement from a vacant single-let entrance. Do not assume that holding a management key authorises entry or that a tenancy changeover date is a promised installation date.
Where access is unavailable, the affected door should remain outstanding in the agreed works record rather than being reported as complete. Confirm any return-visit scope and price before rebooking. Serious defects need prompt escalation to the landlord or appropriate responsible person; temporary measures must follow the building’s assessed needs, not an improvised workaround.
An agent may ask whether separately approved instructions can be scheduled together. Any grouping is subject to the individual landlords’ authority, confirmed specifications, supplier availability, tenant access and an agreed programme. It is not a claim of existing agent portfolios, a discounted rate or guaranteed fewer visits.
Keep the property and door references separate even if visits are coordinated. Do not mark an unapproved or inaccessible property as part of a completed run, or carry one landlord’s approval across another landlord’s doors.
Agree in the quotation what will be returned to the landlord or agent: for example a door-referenced works record, available product information and photographs where included. Completed repairs, replacements, outstanding approvals, no-access doors and excluded finishes should be distinguishable. These are works records, not a building compliance certificate or a fresh formal inspection report.
For the record trail after remedials, see records and close-out evidence. If a formal inspection, report or reinspection is required, it is arranged through an external specialist inspection partner, separately from Parsec’s works scoping.
Send the property, relevant action extract, door references, photographs and landlord approval contact through our enquiry form. Say whether you are asking for an initial price, a pre-works assessment or help arranging a formal partner inspection. Approval, access, specification and records can then be defined without confusing the three instructions.
Include the landlord approval contact and proposed tenant access arrangements. We can review the fire-door works scope and discuss a quotation.
